Known for: A conviently central neighborhood within walking distance of restaurants, small businesses and public transportation.
Olde Kensington (not to be confused with East Kensington or Kensington) is centrally located, bordered by Norris Square, Fishtown, Northern Liberties, and Ludlow. This pocket of Philadelphia offers a wonderfully central and vibrant place to call home.
Olde Kensington’s architecture is a testament to its industrial past and evolving future. Once a center for manufacturing and craftsmanship, known for its bustling textile mills, breweries, and foundries. Walking through the neighborhood today, you’ll encounter a mix of classic Philadelphia rowhomes, industrial warehouses, and sleek, modern constructions. Many of the former factories have been converted into loft apartments, art studios, and co-working spaces, creating a unique juxtaposition of old and new.
Double wide North American Street runs through the middle of the neighborhood, bringing local breweries, small businesses and artists studios. Other restaurants and neighborhood businesses such as coffee shops, yoga studios, are tucked among the residential streets. The lines between Olde Kensington and nearby neighborhoods like Fishtown and East Kensington blur easily, offering a seamless connection to the local scene.
The neighborhood's location is ideal for transportation. It’s walkable, close to subway and trolley lines, and served by numerous bus routes. For drivers, nearby I-95 provides easy commuting access. Community spaces like Cruz Playground serve as gathering points for both Olde Kensington and Ludlow residents, offering a public pool, playground, basketball courts, and peaceful benches for rest and relaxation.
Olde Kensington has a sense of community, driven by active civic engagement. The Olde Kensington Neighborhood Association (OKNA) is a prominent group of Old Kensington and Ludlow residents who work to bring the community together. OKNA organizes clean-up events, advocates for responsible development, and fosters community interaction through social events and public meetings.
Olde Kensington continues to attract new homeowners while maintaining its historic charm and strong community spirit. Its central location, architectural diversity, and affordability make it an appealing choice for both newcomers and long-time residents.

With a central location that is walkable in all directions, it is no wonder that Shana and Scott found a little slice of paradise among the streets of Rittenhouse. They invited us inside their home that was built in the 1800s, just in time for the magnolia tree to be in full bloom!

I've always believed that one's home should rise to greet them when you walk through the door. It should be a place of peace, a sanctuary, a getaway, a secret lover of sorts.
As we publish this blog post, this home is on the market for $900,000 but only quietly until our friend Together by Michelle, and the family who owns the home, are finished discovering what will happen to the contents. When a property is listed “quietly” that means it won’t appear for sale on the 950+ websites that typically advertise real estate for sale. Until the end of July, this home will only be marketed by word of mouth.
