This year you became a homeowner. Congratulations! Imagine everything seems to be going smoothly on a beautiful summer day and suddenly your HVAC system isn’t working. For some reason, you can’t seem to get the central air unit to turn on, let alone blow cool air. What do you do? Who do you call? How much will it be to repair? Most importantly how long will you be sweating in your house?

Luckily your Philly Home Girls Realtor explained home warranties to you and you purchased one when you brought your home. If you are looking for a warranty plan we recommend Complete Appliance Protection, American Home Shield, and First American Home Warranty. I know what you’re thinking… what’s the difference between a home warranty and a homeowners insurance policy? What does the home warranty cover that the homeowners insurance doesn’t? Why would I buy them both? We’re here with some answers.

You must purchase homeowners insurance when you own your own home, a warranty is optional. A good home warranty gives you peace of mind, in the early days of owning your home. It helps with unexpected breakdowns of your home systems, appliances or equipment. Homeowners insurance, also known as hazard insurance, is required by your mortgage company to insure your home and belongings from sudden and accidental damages, and your finances from liability. If your home floods, then your home insurance kicks in, but if the AC just stops working on a sweltering day, you look to your home warranty to help assist with repair or replacement costs.

You purchased the warranty but what are the steps you need to take to put it in action? All you have to do is make a service call. Calls will range from $75-200 depending on the warranty company and the repairs. Service will come out and assess the situation, review your options and will discuss what exactly your warranty will cover.
